Considerations when getting ready to Design your
New Home

Begin by collecting notes (pictures are always good.)concerning your likes and
dislikes for every room of the home keeping in mind your personal needs as a
family today and in the future.  Consider aesthetics, function, Maintenance and
environmental impact.

The list below offers a starting point.  The idea is to come to a combined opinion
concerning numerous concepts needed to develop plans for your new home.  
This is just the beginning and a guide to help you through the process.  I also
want to make a note that this can be an overwhelming undertaking if tackled in an
afternoon.  Take some time and don’t forget your designer can make suggestions
as you begin the process.

What happens now?

With the help of your design-build team, the design process can be broken into
three steps beginning with conceptualizing, followed by development of working
drawings and ending with finished blueprints and specifications.  Whether you
begin with a blank page or modify existing plans, the design process involves
multiple meetings.  Between meetings, your designer collects information,
revises the working drawings and updates specifications.  Each time you meet,
you should be getting closer to your final home plans.

How much will this cost?

No one can accurately predict what your home will cost until the design and your
personal selections are complete.  Needless to say, this can make any
homebuyer uncomfortable.  Compare the process to buying a new car.  It seems
unrealistic to walk into the showroom and ask how much your vehice will cost
before first making your request known such as car, truck, leather or cloth seats
just to mention a few. all change the cost of the vehicle.  With this same thought
process it is important to consider and translate as many of the details of your
new home to your designer and potential builder as possible in the beginning.

Beginning the build process.

Once drawings have been completed, your qualified builder begins the pricing
process, sending copies of your house plans and specifications to trade
contractors and suppliers for bids.

Your builder will get as close as possible to your desired specifications in the first
bid however, you may not have finalized all selections.  You and your builder may
agree to allowances.  An allowance is the estimated cost of the listed item.  It is in
your best interest to give as much thought and provide as much information as
possible to your builder in order for them to accurately price the cost of your new
home.

One day the house will begin to look as you imagined.  All the meetings,
decisions, and details suddenly become worth the effort.  With planning, hard
work and talents of many craft persons your house becomes your home.  The
process continues as you and your family creates new memories in your custom
designed new home.
